The total number of deals was 220,000
In a recent article International Herald Tribune gave that according to the
Bulgarian National Association “Real Estate” 23% of the property sold in 2005
was bought by foreigners compared to 18% in 2004. The total number of deals was
220,000 and prices are expected to grow even though it is difficult to predict
for how many years on.
Another interesting figure being that prices have been going up for the past 12
years where in the last year alone prices have gone up with an average of 30%.

Property are still around 600 EUR per sq/m which is by far lower compared
to other parts of Eastern and Central Europe. For example prices in Bratislava are at
750 EUR per sq/m, Bucurest at 850 EUR per sq/m and in Prague at 1500 per
sq/m.
Moreover professionals comment that the cost for a full rebuild of an old
building may result in even higher price per sq/m compared to a newly

Bansko is growing fast
This was the main topic discussed at the annual fair held in Sofia last week.
Bansko is growing fast, especially towards Dobriniste and the future Golf
course near Razlog. Plot prices are going up at 30 to 60 EUR per sq/m and
expected to do so for several years to come. Most of the major Bulgarian Property developers are
looking to buy as many properties as possible given that the average plot size
is about 2000 - 3000 sq/m. There are a number of foreign investors including
the Israeli “Tidar Group” with a project for apartment complex on 120,000 sq/m.
According to analysts Bansko is the main growth factor in the region with the
newly developed ski lifts and slopes. Another nearby village Banja is considered
to follow up with a number of projects for the construction of apartment
buildings and villas. Most of the properties around Bansko have an
excellent view towards Rila, Pirin and Rodopi mountains. Another trend is the
construction of large building complexes with full service package where as
till recently most of the newly constructed sights were single buildings with
20 – 30 apartments. Another factor is the recent interest of foreign investment
groups having a number of projects in the region.
